Residential remodeling · San Diego County

Remodeling work, run by the person who wrote your scope.

This is the work Dane has spent five years mastering: directing dozens of premium kitchens, custom bathrooms, intricate tile showers, and full-house renovations across San Diego. From rapid two-day structural repairs to intensive months-long gut renovations, he has managed every phase of production. Because he writes the scope, he knows exactly what it takes to execute your project on time and on budget.

What we remodel

Five years of this work, not a generic checklist.

Dane has managed residential remodels spanning everything from rapid finish updates to intensive, full-scale custom kitchen and bathroom transformations.

Because the majority of his background is rooted in insurance-funded structural rebuilds, he came up through an unforgiving training ground in project scoping. Insurance carriers demand flawless, line-by-line accuracy before approving a claim. Dane brings that exact level of military-grade precision to your retail remodel, ensuring your scope is written honestly, accurately, and completely transparently before a single trade hits your lot.

Cabinets, drywall, and paint

These rarely stand alone. They are the trades that finish a kitchen, a flooring job, or a water damage rebuild. They are included in the scopes above rather than sold separately, and the same crews handle them.

Included in

A finished kitchen with pale sage shaker cabinets, a white stone island with a gas cooktop set into it, a tall chimney hood above, and double wall ovens to one side
A finished living room with warm timber flooring running the length of the space
A room under construction, stripped back to timber studs and open ceiling joists

Drag the handle

Everything worth paying for is behind the drywall.

The finish is what you see. What decides whether the job holds up is the part that gets covered: the rough-in, the sequence, and whether anybody checked it before the walls went back on.

Dane inspects the work himself at the stage where it can still be fixed cheaply, which is the whole reason the same person writes the scope and runs the job.

Questions

What homeowners ask.

What kinds of remodeling do you do?

Kitchens, bathrooms, flooring, drywall and paint, cabinets, and whole-home remodels across San Diego County, from two-day finish updates to months-long gut renovations. Dane has managed every phase of that production for five years.

What happens after I get in touch about a remodel?

Dane sees the space, takes measurements and photos, and talks through what you actually want out of the room. You then get a written scope, so you know what is in the price and what is not. The trades are scheduled in the right order so demolition, rough-in, and finish work do not collide, and the punch list is closed before anyone asks for a final payment.

How long does a remodel take?

Simple drywall, paint, and flooring jobs are often done in a couple of days. A full kitchen gut typically runs three to four weeks; a standard bathroom two to three. Larger custom projects are scheduled around lot conditions, material lead times, and engineering, so the timeline is set in the scope rather than guessed.

What decides whether a remodel holds up?

The part that gets covered: the rough-in, the sequence, and whether anybody checked it before the walls went back on. The finish is what you see; everything worth paying for is behind the drywall, which is why rough work is inspected before it is closed up.

Can I compare your quote to another contractor’s?

That is what the written scope is for. Every line of the work is spelled out, so if a competing quote is cheaper, the scope is the document that tells you why: what it includes that the other one does not.

Do you handle remodels that started as water damage?

Yes, and a lot of kitchens and bathrooms get rebuilt for that reason rather than a wish list. If there is an open homeowners claim, the damage is documented and a repair scope is written for the carrier first; the rebuild starts once it is approved.

Who will be running my remodel?

Dane Ziperski, the owner and licensed contractor. He writes the scope, coordinates the trades, and inspects the work himself. You are not handed off to a project manager you have never met.

Do you use your own crew or subcontractors?

Specialist subcontractors (electricians, plumbers, concrete, drywall, paint, cabinet, and flooring crews) that Dane has worked with for years, with one person accountable for all of it.
