The workhorse for San Diego rentals and family homes: waterproof, hard to damage, and forgiving over a slab that is not perfectly flat. If you have dogs, kids, and sand coming in off the beach, this is usually the honest recommendation.

Flooring is the highest-impact thing you can do to a house per dollar spent, and one of the few jobs that is genuinely finished inside a week.

The part most quotes leave out

Pulling up old flooring almost always means touching the baseboards, and touching the baseboards means paint. A flooring quote that does not mention either is a quote that will grow.

Ours says what it includes. If the baseboards are staying, it says that too, so you are not surprised on the last day.

How long does flooring installation take?

Straightforward flooring jobs, including the drywall and paint that usually go with them, are often finished in a couple of days, and almost always inside a week. Tile is the exception: it is slower to install, and the subfloor prep is most of the job.

Which flooring is best for a San Diego home with kids, dogs, and sand?

Luxury vinyl plank, in most cases. It is waterproof, hard to damage, and forgiving over a slab that is not perfectly flat, which is why it is the workhorse for San Diego rentals and family homes. Hardwood is beautiful and can be refinished, which nothing else can, but be honest with yourself about how it will hold up to the same traffic.

Where should I use tile instead of vinyl?

Kitchens, bathrooms, entries, and anywhere water is a fact of life. Tile is far less forgiving of a bad subfloor, so the prep is most of the work and most of the reason a tile quote is not a vinyl quote.

Is laminate flooring a good choice?

It is the budget option that still looks right when the goal is a clean, consistent floor without a premium spend. It is the least water-tolerant of the four materials, so it belongs in bedrooms and living space rather than anywhere near a dishwasher.

Can I get a flooring price without a site visit?

Usually, yes, for a range. Send the rooms and roughly how much floor there is, and that is normally enough to quote a range before anyone comes out. Tile, and anything where the subfloor condition is unknown, still needs eyes on it.

Do you do the drywall and paint at the same time?

Yes. Flooring, drywall, and paint were among the most common jobs Dane ran, and they are usually done together: the dusty work first, paint last, floors protected in between.

Is flooring covered after water damage?

Flooring is the most common casualty of a water loss, and if there is an open homeowners claim the replacement is often part of the approved repair scope. Coverage is your carrier’s decision; what San Diego Coastal Builder does is document the damage, write the scope, and rebuild once it is approved.

Should the flooring go in before or after a kitchen remodel?

Together, sequenced as one project. The floor goes in around the cabinet run rather than under it, so cabinets are set first and the flooring follows.
